Conway Medical Centre is a busy Practice in the heart of Plumstead, London. Following an introduction to GP Surveyors in 2004, a successful challenge of their Notional Rent was undertaken and GP Surveyors gained a 38.1% increase, above and beyond the initial amount offered by the District Valuer. We spoke to Dr C.L Gupta and Business/Practice Manager Mrs Naina Patel.
The service has basically been to increase the Notional Rent, do you feel that has been of benefit to the surgery? Of course it is a good benefit, a good increase actually. Any rise is welcome because if you can increase on the previous review then it is always welcome.
You have used other agents in the past, how do we compare? I think that your way is to be a bit harder than the others and it's going to achieve better results for us, I shall spread it to my other colleagues also. We need your help.
As you were aware of other companies what made you chose us? We were with other firms for some time. We thought we will try your company out and found it's really good. It’s the personal relationship that you have built up…we didn’t have any hassle…it was so simple. Good rapport and good result. If I was busy you would give me a call back as well.
So do you feel it was a smooth experience? Yes, yes very smooth I would say.
We have found in some areas there has been a history of using just one particular local agent, do you feel our ability to be effective is hindered by being a National Firm? I think that what happens is that once you get used to one company you don’t tend to change, people don’t tend to change. GP’s don’t have time to look for somebody else; you approached us, which is very good. I kept on with the old agent purely because I did not know of anyone else.
Did you have any reservations before going ahead with us and looking back on it were they justified? We did not have any reservations at all and we thought we would try out something different. You have done everything right and quickly.
Would you use us again? Of course yes.
Why would you use us again? The service you provide is excellent.
If you were talking to colleagues what would you say? I will recommend them to you.
How well informed do you feel you were kept? Very well informed because you wrote to us, have been speaking to me on the phone; there was always a follow up. Continuity, there was always the continuity of what’s happening and so I’ve got letters relating to what kind of position we had, it was so nice.
If you were to name a couple of things noted about the service what would they be? Dealing with the same person all the time, it’s the best thing isn’t it because you know the person you are dealing with. I have been liaising with my contact for some time now, its excellent. I appreciate your quick effect to the matter and giving us quite an appreciable rise also.
Would you do anything differently next time? We will stick to you.
Is there anything that we should do differently next time? Try and get more for us! That’s what every Dr will say.

GP Surveyors negotiates an extra £7,250 per year for Dr Hook
When Nottinghamshire based GP Dr Hook received notification of his revised Notional Rent he was, to say the least, disappointed at the level set by the District Valuer (DV). He contacted GP Surveyors for some free advice.
After some initial discussions with one of the Client Managers at GP Surveyors it was recommended that one of their specialist surveyors, Colin Hayes, would visit the surgery to ascertain whether the DV was correct in their assessment of the Notional Rent.
After carrying out a survey and valuation of the surgery it was reported back to Dr Hook that the surgery was indeed under funded. Dr Hook decided to take GP Surveyors up on their No Increase-No Fee basis safe in the knowledge that he had nothing to lose.
Colin contacted the DV to put forward the evidence to prove that the DV's assessment of Dr Hook's surgery was inadequate. After a series of negotiations he managed to get the DV to concede on a number of points concerning errors and inaccuracies in the DV's valuation. This resulted in the DV agreeing to increase the Notional Rent assessment by significant and very useful 31%.
Whilst Colin was investigating evidence for the case he discovered that the surgery had never received any funding for a car park that was adjacent to the surgery. The Doctor had a liability to pay a contribution towards maintenance costs for the privilege of using the car park. However, the Practice has never received any extra funding for this.
The current situation is that the PCT are processing the increased Notional Rent assessment and will be making backdated payments to Dr Hook shortly.
In addition, Colin is still in further negotiations with the DV and the PCT concerning the car park to try to get Dr Hook further extra funding.
