What can GP Surveyors do for me?
Put simply GP Surveyors’ primary skill is to maximise the value of doctors’ surgeries.
On a wider point we can advise and report on any issue to do with the property value of Doctors surgeries, such as valuations for partnership changes, sale and leaseback, acquisitions and disposals and development.
Who are they?
GP Surveyors are an independent firm of Chartered Surveyors who specialise in the valuation of doctors’ surgeries on a Nationwide basis. We provide services that act in the interest of doctors with regards to the value of their surgery.
Wouldn’t I be better off with a local agent?
Knowledge of the local market and gathering comparable evidence is certainly part of the process involved in ascertaining the correct level of surgery funding. However, it really is only a small part, as that evidence still needs to be analysed and adjusted in the context of the market for Primary Care premises. It is recognised that the surgery market place is a National one and, as such, experience of a wide geographical area is essential. We at GP Surveyors are National Operators with a broad base of experience, dealing with valuations of surgeries throughout the UK Marketplace. So you can see that is imperative that your property advisor has experience of doctors surgeries coupled with experience of the National Market and that even when these prerequisites are met then the real skill comes into play. All evidence needs to be used in such a way to convince the District Valuer that, not only, has he got it wrong but also that he should increase his valuation…. But not just increase it but enhance it to the maximum that can be justified by the evidence available…. he will need persuasion to do that.
Essentially the success of a challenge does not come from the location of the agent but from the agents’ negotiation skill and knowledge of the whole Marketplace.
Why should I use them?
Qualified First Class Team - At GP Surveyors we select and develop our professional team to ensure that we have a unique blend of specialist negotiation skills mixed with a thorough knowledge of the valuation of doctors’ surgeries. Some of our team were Valuers with the District Valuers office and have dealt with the valuation of doctors’ surgeries when they were representing the ‘other side’. All the professional team are professionally qualified Chartered Surveyors and are members of the Royal Institution of Chartered Surveyors. This team selection and training means that we have the experience and focus to ensure that we are able to secure maximum increases in doctors’ reimbursement.
Is it a Performance Fee basis?
At GP Surveyors we are so confident in our experience and expertise that we undertake Cost Rent, Notional Rent and PMS challenges solely on a No Win - No Fee basis, with no upfront payments, whatsoever. Payment is only due when a successful case is concluded.
This fee basis ensures that GP Surveyors have a vested interest in securing maximum returns for doctors. So you can be confident that we will utilise our extensive legal knowledge, valuation resources and skilled negotiation experience to ensure that powerful arguments are available to create the most beneficial results.
Will they be cost effective?
GP Surveyors are always cost effective on any Notional Rent, Cost Rent or PMS negotiations. That is guaranteed, as the cost to the doctors is only a fraction of the added value that we create then doctors will only ever benefit by using our services.
I am on Notional Rent how can they help me?
All Doctors who are reimbursed on the Notional Rent basis should question whether the amount they receive is correct. Accepting the opinion of the District Valuer without question has historically resulted in too many doctors being under funded. GP Surveyors can investigate the amount of funding that is in place to ascertain if it is correct or can be increased. If nothing can be increased then there will be no charge and the doctors will receive our advice for free and then also have the piece of mind that they are correctly funded.
I am on Cost Rent how can they help me?
Doctors who are on Cost Rent should always question whether they would be better off swapping to Notional Rent. That does not mean just getting the District Valuer to give his opinion of the Notional Rent and accepting it. But like all opinions of value, this needs investigating and negotiating to an agreed level of value. GP Surveyors have successfully investigated proposed Notional Rents and carried out negotiations and secured substantial increases above Cost Rents. This has enabled the doctors to swap to an even higher level of Notional Rent reimbursement. Often Doctors are not aware that this shortfall could possibly exist.
I am on PMS how can they help me?
Many doctors have carried out lengthy negotiations in order to agree favourable PMS contracts only to end up agreeing that they get the same level of funding for the use of their surgery as they did when they were on GMS. But how do you know that what they were getting under GMS was the full amount, which could have been attained? These levels of value always need checking and negotiating to the highest level. We would suggest allowing GP Surveyors to investigate and negotiate a higher level of surgery reimbursement. The existing contract will not, in any way, be compromised. Merely we will look at the existing scenario to see how best we can help.
The review for my reimbursement is not due yet what should I do?
Doctors often feel that they are unable to challenge the level of surgery funding until they get to the next triennial review. Whilst this may be true in some situations it really is a case of dealing with each surgery on its own merits. If GP Surveyors can’t undertake a successful challenge that results in a higher level of funding then there is no charge for our services whatsoever and the doctors will get free advice……….it really is as simple as that.
Being prepared for a forthcoming review, is often more important than missing a time limit and losing out. Some PCT's try to put an ill-founded time limit on discussions. If the valuation is wrong then it should be corrected and we will pursue all avenues to correct the shortfall in reimbursement.
Apart from increasing doctors funding what else can GP Surveyors do for us?
The best way to understand whether we are likely to be able to help is that if there is a Valuation issue which involves a Doctors surgery then the answer is almost definitely YES, that we will be able to help. At GP Surveyors we have a free sign posting service so that you can be sure of receiving the best advice through our introduction of associated professionals, such as architects, accountants, sources of finance…. all have experience of the doctor surgery market place. A great way to find out is to ask us and we’ll help you so that you receive the very best advice.
