Cost Rent

The Cost Rent scheme is no longer used for new GP surgeries, however you may still remain on this scheme as this is how you have historically been reimbursed. If you are on Cost Rent you should always question whether you would be better off financially swapping to Notional Rent.

Exploring the possibility of moving from Cost Rent to Notional Rent does not mean just getting the District Valuer to give their opinion and accepting it, but like all opinions of value, this needs investigating and negotiating to an agreed level of value.

We have successfully investigated proposed Notional Rents and carried out negotiations and secured substantial increases above Cost Rents. This has enabled Doctors who are considering moving schemes to swap to an even higher level of Notional Rent.

It's a fact!

Did you know
  • If you receive Cost Rent, the onus falls on you to request Current Market Rent reviews from the PCT
  • If a Notional Rent figure has been requested, you are not obliged to move from Cost Rent if it is not going to be financially beneficial, however, once the transition has taken place you cannot elect to move back onto Cost Rent.
  • It is important to remember that when the outstanding finance has been paid off, which the Cost Rent covers, the PCT must be informed and the surgery must move onto Notional Rent. Failure to do so may result in the PCT clawing back monies.
