GP Surveyors are the UK leaders for Notional Rent reviews and appeals working with over 1600 clients throughout the country to increase the level of reimbursement they receive. Typically we achieve an average increase of 15 per cent for our clients, but this has been as high as 80 per cent and in many cases equates to five-figure increases above the District Valuer's offer.

GP Surveyors can test the Notional Rent assessment by taking up negotiations on behalf of the Doctors in order to increase the level of funding that is received. For this service GP Surveyors work on a No Success - No Fee basis. If our service does not result in the PCT adopting an increased level of Notional Rent then there will be NO CHARGE to the Doctors and we will absorb all our costs that have been incurred. If agreement cannot be reached with the District Valuer then GP Surveyors will take cases through the appeal process as long as it is felt to be of the greatest benefit to the Doctors and we will do this for no extra charge. There really is nothing to lose and everything to gain!

What is Notional Rent?

Notional Rent is one of the schemes to reimburse Doctors who own their surgery. The Notional Rent remuneration should be based on the Current Market Rental (CMR) value for the property i.e. what it would let for on the open market. Historically the District Valuer has given his opinion as to this value and has sometimes put this figure at or about office levels of value; these levels being, in his opinion, the next best alternative use for surgeries.

A primary factor affecting value is location. The best position for a surgery is seldom the best for an office. Therefore correct adjustment between the levels of value must be made. The incorrect assessment of this will undoubtedly adversely affect the funding that Doctors receive for their surgery. This does often lead to problems and we have found that the level of assessments placed on surgeries is an ongoing concern.

The District Valuer, on behalf of the PCT, may well give his assessment, his opinion, his feeling, of value. However, these assessments of value might not be correct until negotiations are completed and professional agreement reached. We are able, in some cases, to challenge the current and historical Notional Rent assessments so there is no need to wait for the next review before contacting us.
