Primary healthcare property investments
Primary healthcare properties provide stable investments with secure returns, as tenancies are government backed and leases are long. Investor demand is currently strong with activity only limited by the availability of stock.
Despite the delivery of remote primary care accelerating, as a result of the pandemic, the need for bricks and mortar GP surgeries remains. Demand is driven by a growing and ageing population with ever more complex health needs. The NHS is committed to supporting this model of delivery as part of the NHS Long Term Plan to effectively manage patient needs.
Investor benefits
- Primary healthcare real estate is let on long term leases (Typically 15-20 years)
- Rental income is funded directly by a government body (NHS)
- Effectively upward-only or indexed rent reviews (Usually tri-annually)
- Positive rental growth outlook
Investor process – Sale and Leaseback
Investors purchase GP properties on a Sale and Leaseback basis. This involves the freehold of the GP premises being bought by an investor (Landlord) and a lease being granted back to the practice partners (Tenants). The partners continue to occupy the building and provide contracted medical services. The practice receives a Current Market Rent reimbursement from the NHS and pay a lease rent to the investor.
