How do GP Surveyors check your Notional Rent?

Once GP Surveyors have been instructed by your practice, you will be allocated a dedicated Client Manager and
RICS Chartered Surveyor who will manage the entire Notional Rent review process for you.

Your surveyor will:

  • Visit your practice to conduct a full survey of your premises.
  • Check your practice’s latest Notional Rent figures against our extensive database of comparable evidence.
  • Produce their valuation of your practices Notional Rent, based on their findings and our evidence.
  • Either – inform you that your surgery is receiving the correct level of Notional Rent and there will be no fee to pay.
  • Or – inform you that we have sufficient evidence to challenge the District Valuers’ (DVs) opinion of your valuation.
  • Contact NHS England (District Valuer Service) on your behalf, to challenge your Notional Rent.
  • Negotiate with the District Valuer until a satisfactory outcome is achieved for your practice.

Our team will then ensure the agreed increase in Notional Rent is promptly processed and paid by NHS England.

Your rental increase will be backdated to your initial review date and will be paid in a lump sum by the NHS. GP Surveyors will only ask for our fee once the practice is in receipt of the increase from NHS England.

    Notional Rent – The Facts
    • Notional Rent should be reviewed every three years, normally by the District Valuer on behalf of NHS England.
    • Your practice’s initial Notional Rent figure is the DVs opinion of value.
    • GP Contractors have 3 years to dispute their Notional Rent, providing the practice has not accepted the figures in writing.
    • No matter what the outcome of a practice’s previous Notional Rent review, they can still check their latest figure.
    • Any Notional Rent increases are backdated to the surgeries rent review date, as stated on the practices CMR6 form, and any backdated rent is paid in a lump sum.
    • Any increase in Notional Rent will enhance the capital value of the surgery.
    • If a practice’s Notional Rent review is overdue, they should contact the NHS, who are obliged to issue the practices CMR1 forms, for them to complete to instigate the review.
