Are you a GP Landlord? Are you receiving the correct level of rent from your GP practice Tenants?
GP Surveyors Landlord Rent Review service can ensure that your GP Tenant is paying you an appropriate Market Rent.
Our specialist team manage the entire process for you from start to finish. Our initial assessment is free of charge and if we believe the practice’s rent is undervalued, we will negotiate on your behalf, with the aim of securing an increase. We will provide regular progress updates and are always available to answer any queries.
GP Surveyors Landlord Rent Review service begins with a comprehensive analysis of the practice’s Lease, followed by a detailed survey of the surgery premises. Comparable rental data is then sourced from GP Surveyors’ extensive database. The market rent is reviewed based on this comparable evidence and the terms of your lease.
The next step for the Surveyor is to enter negotiations with the Tenants representative, usually another surveyor, and to provisionally agree upon a revised market rent. GP Surveyors then coordinate the drafting and signing of a memorandum between you, the Landlord and the GP Tenant.
We then assist the Tenant’s representatives to agree the appropriate NHS rent reimbursement, with their impartial representative (usually a District Valuer).
